Regulated Area Search
In accordance with Ontario Regulation 166/06, TRCA regulates areas where development could be subject to flooding, erosion or dynamic beaches, or where interference with wetlands and alterations to shorelines and watercourses might have an adverse effect on those environmental features. If you live close to a stream, river, valley, wetland or watercourse, or on the waterfront, and you wish to determine if your property is within TRCA’s Regulated Area, please use the search tool below.
If you would like written confirmation and a more detailed review of how your property may be affected by our regulation and other TRCA policies and programs, you may wish to make use of TRCA’s property inquiry or other services.
In the map below, all parcels outlined in ORANGE fall partially or entirely within TRCA’s Regulated Area, while the BLUE layer represents a conceptual representation of the regulated area. The regulation area boundary should not be relied upon as a precise delineation as the Regulation limit is text-based. Under Ontario Regulation 166/06, any proposed development, interference or alteration within the regulated area requires a permit from TRCA. If your property falls within TRCA’s Regulated Area, you are advised to discuss your proposal with a TRCA Planner prior to submitting a permit application.
